Package Options

Package (A) Turnkey
Builder will supply and install foundation, electrical, plumbing, mechanical, finish interior and exterior millwork and drywall, painting (optional), decks (optional) & steps. Purchaser is responsible for building permit costs (unless builder is acting as agent), excavation beyond 20 hrs, additional backfill, septic and water well, pump, hot water tank, hydro connection and all applicable HST. 60% of the HST paid will be refunded by the government if the home is your personal residence.

Package (B) Watertight package (Finish-it-Yourself)
Your home will be delivered 65-80% complete including cabinetry, light fixtures, mirrors, tubs, vanities, sinks, taps, plumbing, electrical, 50-80% of standard flooring, baseboards, windows and trim, drywall (except at marriage walls and 6" seams above exterior doors and windows) .

Bay Builders will set the home on the purchaser's foundation by crane. Bay Builders will line level and fasten the home on the purchaser’s foundation, complete of all roof work including shingles excluding porch roofs, accessory gables and garages (unless specified), foam and seal all constructed modular joints, complete all exterior sheathing on house, square, foam and trim out the exterior doors.

Purchaser is responsible for installing a foundation (excavation and backfill), sill plate and completing the exterior and interior house finishing work above the sill plate (some drywall, siding, soffit and fascia) and tying in electrical to the panel, plumbing below the sill plate, mechanical hookups, hot water tank, hydro connection. decks & steps, stairs to the basement, and all applicable HST. 60% of the HST paid will be refunded by the government if the home is your personal residence. All materials are supplied to complete your project with the exception of sheeting for porch roofs, accessory gables, tape and mud for drywall.

Package (C) Watertight package with Project Management
Bay Builders can provide a Project Manager to assist in hiring and scheduling the best contractors to finish your Watertight home. On average, your home should take 3-7 weeks to complete. Bay Builders has a list of approved trades to complete your project on time and on budget. This option is ‘worry free’ and saves you money by paying the trades directly for their work.

The project manager will be on site to approve the quality of construction of your new home before the invoice is approved. If you have trades that can do the work for you, we can simply schedule them into the project. All trades are given a work order and timetable and you receive updates either by phone, email or through our on-line progress report to see how your project is moving along. The cost for this service depends on the complexity and size of the project.
