How much does a house cost?

When estimating the cost of any home, whether it is modular or custom, we need to know a number of details from you, the potential new home owner, first. We do not keep any “stock” prices for either our modular or custom built homes because everyone has different wants and needs. We like to sit down and talk with any potential new homeowner in order to get as much information as we can so that even our preliminary estimate is tailored to you.

Information we need from you:

  • General location of new build?
  • Which model would you like to have priced for you?
  • If you haven’t chosen a model: How many bedrooms and bathrooms?
  • What size would you like your home to be?
  • What kind of foundation/basement do you want?
  • What are your must haves (sunroom, fireplace, loft, hardwood flooring, quartz or granite countertops, in-floor heating, etc)?
What is the difference between Custom Homes and Modular Homes?

Modular homes are built in a factory and finished on your site.

Custom homes are built and finished entirely on your site.

Modular homes are built in a factory, keeping the materials safe from the elements like rain and snow and keeping the project fast an efficient. The construction of modular homes ensures that they are as air-tight as can be, which means they’re very energy efficient, quiet homes that will keep your energy bills low. Modular homes arrive in a number of modules that are assembled on your foundation—one day you’ve got an empty basement, and the next day you’ve got a house! The speed, innovative process, and cost-effectiveness of modular building has changed the face of home building. Even though the term “Modular” make many people think of set-in-stone floor plans and colour selection packages, Bay Builders gives all of our clients the freedom to re-design plans and choose just about any finish or fixture they want. Modular homes are easy to customize and are often indiscernible from a custom built home!


It’s all in the name—our custom built homes range from simple dwellings to no holds barred and totally unique. Custom, or “stick frame”, homes are built right on your property. It’s the traditional type of construction that allows you unlimited design freedom. We can design and build any type of home or structure that you’re looking for, always keeping your budget in mind. We can choose from a multitude of different construction materials, finishes, and fixtures to complete your project, and we can build on properties that have unusual or complicated elevations.

How long will it take to have my home built?


Construction time depends on the time of year you order your home because some seasons are busier than others. Typically, once we have submitted a Build Order, it takes 6 to 8 weeks to construct in the factory. While the factory is building, Bay Builders will build your foundation. When the house arrives, it is set on the foundation and our highly skilled trades take on the finishing work (electrical, plumbing, siding, flooring, drywall finishing, etc.). Overall, most modular home projects take less than 4 months to complete.


Construction time depends on the season and the weather, as well as the size of the home and how unique the design is. Shopping for all of your finishes, such as flooring, cabinetry, siding and more can make or break your timeline. The team at Bay Builders will work to keep you on schedule in order to meet your timeline. Typically, it takes 6 to 10 months to complete a custom built home.

Is my home covered by warranty?


Absolutely, yes. Guildcrest offers a 10 year major structural warranty, 2 year warranty for all electrical and plumbing work completed at the factory, and a comprehensive 1 year warranty on all other factory work. Warranties for windows, shingles, and other components of the project are outlined by the manufacturer, and all of the trades we use, as well as Bay Builders ourselves, provide their own warranties as well.


All of the construction materials used on a project provide their own warranty, and can be identified before building to ensure that the homeowner is comfortable with the coverage. Bay Builders, and all of the trades we use during a project, provide warranties.

Can I change the floor plan?

Yes! Everyone has their own wants and needs, and their own unique style. Our design team is here to work with you! We want you to make changes or ask for changes to be made so we can give you your dream home just the way you want it. Whether you’re thinking of building modular or custom, we can work with any design you’ve got in mind.

What kind of fixtures (bathrooms, kitchen) and finishes (flooring, countertops) can I choose?


Guildcrest offeres hundreds of options for finishes and fixtures. They provide a large variety of standard options that are included in the base price of the home, as well as a large variety of upgraded options for you to choose from. Kitchen cabinetry must come from the factory, otherwise have the ability to choose these finishes and fixtures from local companies, such as flooring, bathroom fixtures, countertops, and more if you’re looking for something more unique.


We have total freedom when choosing finishes and fixtures for our custom home building projects. We work with your budget to make sure that you are getting the look and quality you want within your budget. With help from our knowledgable design team, we can shop with you, bring select samples to you, or let you venture out on your own to find the finishes you’re looking for.

Can I upgrade construction materials and mechanical equipment?


Yes—Guildcrest builds in accordance with the Ontario Building Code (OBC) and higher. They offers upgraded insulation packages, mandatory high efficiency furnaces, and Energy Star upgrades.


Of course! At Bay Builders, we only use materials that are in accordance with the Ontario Building Code (OBC), or higher. With the knowledge and experience of our project managers and construction crew, many of our standard offerings are already upgraded from OBC standards.

Can I do some of the work myself?

Yes, to an extent. Whether you’re looking for build a modular home or a custom home, there is always finishing work that can be easily completed by the homeowner (such as flooring, painting, siding). However, we always recommend using a professional for the major building components. If you’re a handy person looking to take on parts of the project yourself, let us know!
